This project involved the transformation of a kitchen, living room, and a second-story patio in a local home.
Initially, the primary concern was addressing ongoing water intrusion from the upstairs porch into the main living area. Our approach evolved beyond this functional necessity to encompass a complete remodel focused on blending craftsmanship, seamless coordination, and a distinct coastal design aesthetic.
The second-story porch had indeed caused years of interior water damage. To resolve this permanently, we fully rebuilt the porch, ensuring proper waterproofing, effective drainage, and robust structural framing. This critical step has secured the integrity of the space below.
For the interior design, we collaborated closely with an international design team based in Canada. Despite the complexities of remote coordination and differences in nomenclature, our partnership was remarkably smooth. Together, we achieved a warm, coastal-inspired interior that beautifully balances durability with the intended design vision.
A standout feature of the renovation is the custom tongue-and-groove ceiling, which we installed throughout the kitchen and living room. This architectural element introduces character, warmth, and a sense of cohesion to the open-concept floor plan. In the kitchen area, we integrated custom cabinetry, elegant quartz countertops, and modern appliances, significantly enhancing both functionality and flow. The living room received complementary updates to its finishes, lighting, and trim details, creating a unified and sophisticated ambiance.
Adding another layer of complexity, the construction schedule was impacted by multiple hurricane delays. This necessitated careful schedule adjustments, management of extended lead times, and proactive planning to ensure the project progressed effectively.
Ultimately, despite these various challenges, the result is a home that feels entirely cohesive—dry, interconnected, and elevated in its design. What began as an essential repair has truly become a significant lifestyle upgrade for the homeowners.
