This project underwent complete transformation as zero drywall, flooring or electrical remained from the original condition in which it was inherited. From the oversized polished porcelain floors to the Level V drywall finishes throughout the unit, no expense was spared with high end finishes and quality textiles being put to use. There was no apprehension with mixing metals, blue tones, or textures at this custom residence. One specific challenge that our team faced was the way in which we would achieve not only raising the 9’ ceilings as high as possible while still accomplishing a small chase for can lighting, but also engineering the detailed ceilings to accommodate load requirements for mechanical chases such as HVAC. This was accomplished by utilizing what would have been purely decorative solid white oak wood beams in the den for pathways that allowed appropriate CFM requirements to push air throughout the condo and to the southern most end of the unit. This project was not only challenging but also rewarding. Our team was forced to strengthen critical thinking skills when it came time to design new shower layouts, and to use creativity when drawing up the schedule of doors for the project. The furnishings and decor throughout the unit cohesively create a warm, relaxing and airy feel as soon as you enter the unit. With this project, high end luxury met with comfort and clean lines.
