This home located at 405 Putter Point Drive was designed as a spec home for buyers seeking authentic coastal living with refined restraint. The target market values natural light, seamless indoor-outdoor connection, and sophisticated material selection alongside practical family livability. Our design objectives centered on creating a light, open, and airy coastal modern home that feels both relaxed and elevated, proving that spec homes can deliver distinctive design without compromising livability.

A foundational design challenge we took on was establishing visual continuity and calm throughout the home without relying on trendy coastal clichés or heavy regional design conventions. The solution employed a soft, neutral palette anchored in light-stained white oak flooring and millwork. Clean architectural lines create rhythm without visual clutter. Blue accents introduce subtle contrast and depth while maintaining a sun-soaked, restful quality.

The open floor plan represents a critical achievement in functional design. A two-story foyer, floating staircase, great room, dining room, kitchen, bar, and wine room connect fluidly to covered outdoor living, pool, and outdoor kitchen areas. This configuration eliminates spatial compartmentalization while maintaining natural pockets of privacy and retreat throughout the home’s layout. The seamless transition between interior and exterior extends the home’s functional living area without sacrificing the sense of enclosure that families value.

Distinctive material selections elevate the home beyond typical spec offerings. Rattan and cane cabinetry appears throughout secondary spaces and custom millwork, used in a restrained, modern manner that remains relatively uncommon in the regional market. These European-inspired materials bring warmth and texture while reinforcing the home’s coastal identity without feeling nostalgic or dated. Custom millwork details including concealed outlets, integrated cabinetry, and layered wine displays demonstrate that luxury emerges from thoughtful problem-solving rather than excess.

The color palette and material composition work in concert. Quartzite countertops with blue veining complement the cabinetry selections. Imported lighting fixtures, satin nickel hardware, and carefully positioned windows maximize natural light while framing views of the outdoor spaces. Each selection serves both aesthetic and functional purposes.

The result demonstrates that a well-designed spec home can deliver distinctive architecture, refined material expression, and practical family living. In this home, coastal modern design reaches its highest expression through restraint, light, and carefully considered details taking precedence over decoration.
