The homeowners approached the builder after discovering their original contractor had begun working without the necessary permits or a valid contractor’s license. The builder was tasked with assuming control of the project, which involved comprehensive redesign and re-permitting through the county building department. The homeowners also requested an increase in square footage to expand the kitchen and family room, with the goal of creating a more open concept living space while emphasizing timeless, elegant design.
Renovating Exterior – involved reviewing and modifying design plans to give the front façade a timeless look by:
• Replacing and modernizing the exterior of the home with new stucco and stucco detailing. Replacing the front door with a grand 10’ aluminum wood-like front door and 2’ transom. Replaced all existing windows with timeless high-impact glass windows. Redesigned the entire roof line to create a more symmetrical appearance to the house.
• Replaced the existing pool and spa, removed the pool cage, and added a covered veranda with retractable screens. The new outdoor space features a built-in kitchen and a fire pit, creating an ideal setting for entertaining both family and friends.
Renovating Interior – included re-doing all architectural, structural, and interior design plans to execute a more timeless look including:
• Replaced the front entry staircase with a modern open staircase with matching wood treads and powder-coated aluminum rails.
• Converted the original dining room into piano/music room. Created a distinctive feature wall with a hidden door to hide the HVAC vent return that was prominent and could not be relocated because roof trusses were in the way.
• Added square footage to create a larger kitchen which flows gracefully into the dining area and then into an expanded family room with custom fireplace feature wall.
