The St Lucia condo building was built in 1990. This 2-story penthouse condo had very little updating done to it by previous owners. Our clients bought the condo in September of 2020 as a family getaway from their home in Boston. They used the condo in the 2020-2021 Season and figured out what the condo needed to serve them functionally. They also assembled a large collection of magazine and internet photos of products and finishes they liked. They contacted us in January of 2021 anxious to get started on a substantial remodel. Our goal was to develop all the features the family needed in their home while providing the modern look that they desired.  
 
Structural changes: 
Old closed stairway blocked the ocean view when you entered the condo, so we redesigned the stairway to be floating with open risers. To maintain the open, modern look, the stairway and balcony were finished off with straight and curved glass railings. Because the condo is post tensioned, the entire stairway and its fastening to the structure of the building had to be custom engineered. 
 
Old windows and sliding glass doors were replaced with new impact glass units. Two small screened lanais were also enclosed with code compliant glass to increase the living space, especially the rooms adjacent to the enclosed lanais. Some of the windows were increased in size to increase daylight and the view. 
 
Several of the 7′ dropped ceilings were eliminated or raised by installing completely new MEP, fire sprinkler, and fire alarm systems strategically placed to increase head room and open views. 
 
Finishes: 
The main living areas are finished with European wide plank white oak engineered wood floors.  
The stairway treads are custom finished to match the oak floors. 
The cabinetry is lacquered finish in the kitchen, wood veneer and painted wood in the bathrooms 
The appliances are modern style Miele, including a Plum wine dispenser. 
The plumbing fixtures are a variety of high end modern style products, including electronic touch controls in all the showers. 
All 4 bathrooms had LED lit mirrors. 
The bathroom tile is very modern with clean lines. 
The main living areas included linear a/c grilles. 
Polished chrome was used throughout for door hardware. 
 
Specialty features: 
The 5th bedroom can also serve as an office, open to the main living area below. The bedroom has a full height glass wall that overlooks the main living area. The glass has a film that when electrified, will make the glass frosted for privacy. Otherwise, the film can be switched off so people in that room can enjoy the ocean view. 
 
The renovation included recessed baseboard that finished flush with the drywall, separated by a reglet. The interior door jambs were made thicker and the drywall was separated from the door jambs with a reglet as well, eliminating casing.
