-This project is a residential renovation in an existing condominium known as The Grosvenor in Naples, Florida, for a private client.
-The purpose of this project was to modernize a 1982 original floorplan for the client, who lives in Michigan and spends season in Naples with his family. This formerly disjointed unit was opened up, creating connectivity between the kitchen and the rest of the living spaces so his family could spend more time together.
-We completely renovated the main living areas, including the living room, removing the old fireplace and flue, removing the decorative beams, the whole HVAC ductwork and accompanying soffits, decorative columns, and the kitchen areas, including removing a dividing wall, all existing cabinetry and countertops, lighting, and plumbing fixtures.
-The kitchen is the heart of this project, inviting family members and guests to interact in this beautiful space, which features a stunning backlit LED-illuminated island, a Cristallo Quartzite Blue. The countertops in the rest of the kitchen are a Cristallo white, muted against the popping colors of the blue island. A navy tile backsplash provides a nice contrast against the white countertops.
-The lighting plan was important to the client. All LED lights were installed in low-profile fixtures and fully dimmable. The most beautiful aspect of the lighting plan is the custom-built indirectly lit soffit with linear HVAC supply vents. As you can see in the virtual tour, the soffit creates an ambiance throughout the entire first floor that is warm and welcoming.
-The living room feature wall includes a Dimplex Ignite XL 60 fireplace which changes colors and is completely programmable to fit the clients mood. The cabinetry was custom-built, and the floorplan was reoriented, utilizing more floor space.
-Wall treatments that were reminiscent of the ocean, with flowing waves of blue, greet guests in the foyer and throughout the bar areas.
-The client chose a modern metal and glass railing system that expands from the staircase on the first floor throughout the second-floor balcony, which complements the modern and contemporary architectural openness and lighting throughout the residence.
Construction Challenges
-The building’s lobby was being renovated at the same time, which created challenges. To mobilize effectively, excellent communication was required between the other contractors and trades to maximize efficiency. In addition, the building’s exterior was also being painted and waterproofed, creating even more traffic between contractors.
-Milestone inspections were needed at the beginning of the project to determine the building’s integrity. These milestones are now required after the incident at Surfside Condominium in Miami. That study led to an audit to building material weights – there was a delicate balance needed in the weight changes this project incurred. To meet the weight requirements, we introduced a porcelain tile over the thinset in order to compensate for the weight attributed by the new dual-slab island.
-The original flooring in the unit was stone on a mud set. Leveling of the floor was required, which was a challenge.
