The Third Floor Renovation for Florida Cancer Specialist & Research Institute is an effort to further the Institute’s vision to be the world-class provider of cancer care, delivering innovation, excellence and a personalized experience to patients in the communities we live and serve. The 13,281-square-foot tenant improvement to the medical office space includes new exam rooms, phlebotomy stations, a pharmacy, a lab, and an infusion area. Effective upfront planning, phasing, and coordination led to no disruptions experienced by the tenants on the second floor directly below the space and the other occupants on the third floor.
The target market for this project is specialized medical. The constraints for the project included the entirety of work for the project was conducted on the third floor of an exiting building with an active breast clinic, a law office, and a spine center located on the second floor of the building immediately below this project was completed. This constraint was overcome with clear and concise daily communication with the existing tenants to ensure their client and patient care was not interrupted. Extensive work was done above the tenant’s ceilings.
Quality control was a specific focus on this project. A quality control plan was developed and sent to the client and design consultants without exception. The project team developed a submittal board with all physical samples of materials to be used in the project. The quality control submittal board allowed all trade disciplines to review all products to ensure the correct materials were being installed. This is particularly important in the Southwest Florida labor market as much of the labor force does not speak English, yet could easily identify the correct material was being installed.
The project objectives for all parties – the client, design consultants, end users, and exiting building tenants was to communicate all facets of the project. This project objective was met, and everyone involved appreciated the concise communication. The client consistently submitted a perfect score of five on every quarterly client survey that was sent to them.
The entry to the building includes marble floors, exposed concrete columns, and two elevators to transport patients to the second and third floors.
