Luna Mar Builders, LLC – Pag’s Place

Project mission – maximize ceiling height, improve the Master Suite layout, and modernize the condo. Built in the mid-1990s, the drop ceilings and soffits were 16” deep. Raising them 5” meant re-piping water lines, running new ductwork, re-wiring the unit, raising and/or relocating sprinkler lines and converting sprinkler heads to concealed.  
 
With a penchant for entertaining, our client wanted to make sure he never ran out of good food, ice, coffee, nor cold drinks. Therefore, Jenn-Air 42” refrigerator, 30” Fulgor Milano induction range, Jenn-Air microwave drawer, Jenn-Air dishwasher, Scotsman ice maker, Miele Coffee Station, Jenn-Air wine coolers and fridge drawers were included in the design.  
 
The Master Suite improvements include relocating the Bathroom door to eliminate the direct view into the Bathroom from the Living Room. This also created a perfect home office space in Vestibule. Maximizing the Bathroom’s footprint was achieved with the use of Milacasa Magic Door hardware and opaque glass barn doors. Bringing nature into the space was key in using backlit Blue Agate countertops and placing the freestanding tub in front of the large picture window.  
 
Guest Suite transformation included eliminating a wall and pocket door in the “public” Guest Bath and replacing the ensuite Guest Bath with an opaque glass barn door and Milacasa Magic Door hardware.  
 
With the ability to fit in just 1 ½” ceiling depth, 4” LED Lotus square cans were used in the Kitchen, Breakfast, Living, Dining, Master Bedroom, and Guest Bedrooms. This ceiling depth was created by attaching hat channels and drywall to the unit’s concrete ceiling. Under cabinet, shelf lighting, and shower niche was used in the Laundry, Kitchen, Breakfast, Master Bath, and Guest Baths.  
 
With love of technology, over 12% of the project’s budget was spent on home automation and AV equipment. Control 4 operates the unit’s lighting, audio, video, HVAC, and shades. Sonos speakers and Samsung QLED 8K TVs were installed throughout the unit with the Living, Breakfast, and Master TVs finished with Leon Edge frames. Some of the unit’s other features include a front entry camera, Control 4 controlled dehumidifier and whole house filtration system.
