Modernizing amenities and adding more usable space for guest suites and gathering spaces topped the wish list for the clients of this three-and-a-half-story luxury villa along the Gulf of Mexico, a long-time vacation home for extended family. Featuring two-and-a-half floors of living space above outdoor living, the home was razed to the bare concrete interior walls, transforming a fragmented floor plan from the 1980s to an open-concept modern-day beach retreat with four bedrooms, five-and-a-half baths and 4,463 square feet. Scaling down the two-story living room to a single floor gained extra space for an approximately 300-square-foot third-floor extension without compromising natural light.

The multi-year project introduced a new pool, incorporated larger impact-resistant doors and windows maximizing water vistas, and expanded indoor and outdoor entertainment spaces with a connection to the beachfront. The new floor plan opens the living room to the kitchen, which now features an island with seating for four and a former breakfast nook transformed into an elegant dining room. It also created a new entertainment lounge with a wet bar and shiplap-clad window banquette in the former dining room, a space previously confined by freestanding floor-to-ceiling columns. The redesigned third floor accommodates a new flex room with a rollout bed built into cabinetry, an enhanced master suite with double walk-in closets, and converts a former office area overlooking the living room into a private study with Gulf views. Smart-home technology, incorporated into the design from the onset, elevates the lifestyle of vacationing families.

Additional updates expanded guest accommodations, introduced a morning kitchen in a third-floor hallway and a sleek new spiral staircase, and integrated modern finishes.

Adding architectural interest with shiplapping was quite a feat for three stories and curved stairways. The team also faced challenges from Hurricane Ian in late 2022.

With more space and light-filled interiors emphasizing panoramas of the Gulf and beach, the whole-home renovation exceeded the clients’ visions of a true family vacation home for adult children and future generations.
