Project mission – maximize ceiling height, unobstructed views of the Gulf and Bay from the main Living area, large Kitchen island, improve the Master Suite footprint, and modernize the condo.

Built in the mid-1990s, the drop ceilings and soffits were 16” deep. Raising them 5” meant re-piping water lines, running new ductwork, re-wiring the unit, raising and/or relocating sprinkler lines and converting sprinkler heads to concealed.

Our client’s desire for open concept Living with unobstructed views of the Gulf and Bay was achieved by redesigning the Kitchen and eliminating its walls. We also replaced the unit’s 6 sets of sliding glass doors with PGT 780 Impact rated sliding glass doors. The 12×48 porcelain wood plank floor was installed throughout the unit and onto the lanais for a consistent unified feel.

With a penchant for cooking and entertaining, our clients desired a large Kitchen Island where friends and family could easily gather around. To make sure they never ran out of good food nor drinks, their appliance package included a GE Profile 48” refrigerator, a 36” GE Monogram induction cooktop with 42” Zephyr exhaust hood, a 30” GE Profile Microwave / convection oven, a 30” Profile GE convection oven, a 24” GE Profile dishwasher, a 24” Zephyr beverage center, and a 24” Zephyr wine cooler.

The Master Suite improvements include a redesigned Master Bathroom and closet. Maximizing the Bathroom’s footprint was achieved by adding unused space from a mechanical closet, eliminating an oversized tub and deck, abandoning a bidet, and squaring off a long-angled wall. Custom cabinetry with toe kick lighting, lighted mirrors, heated main floors, large format porcelain shower walls, frameless shower enclosure, Toto toilet with bidet seat, and chrome fixtures. The two small walk-in closets with openings in the Master entry hall were unified and doorway flipped to the bathroom.

With the ability to fit in just 1 ½” ceiling depth, 4” LED Lotus round cans were used in the Kitchen, Breakfast, Living, Dining, Den, and Master Bedroom. This ceiling depth was created by attaching hat channels and drywall to the unit’s concrete ceiling.

Formal area highlights include Dining ceiling detail with up-lighting, Cristallo quartz backlit dry bar and buffet area, custom built-in with lit floating shelves, electric fireplace, and Leon Edge Frame 76” TV. Located directly off the Breakfast area, the Den had double pocketing doors which were removed to adjoin the spaces. A 52” TV with custom Leon Edge frame and custom sound bar was installed on the far wall. A floor outlet was added to power the owner’s recliners. We also converted the Den’s secondary entrance into a hall closet which also stored the unit’s Control 4 system. Custom cabinetry with lit floating shelves serves as the owner’s home office space.

The unit’s other features include complete transformation of the two Guest Suites, a new hybrid energy efficient water heater, three (3) new energy efficient air conditioning units, epoxy coating of the service hall’s two (2) mechanical closets and storage closet.
